Golden thread
Also called: golden thread of information
The golden thread is the requirement, introduced by the UK Building Safety Act 2022, to create and maintain accurate building safety information for higher-risk buildings throughout their life. It must be accessible, up to date and usable by people with no project context.

What it changes
Construction information has traditionally been retained for the limitation period of the contract — six years, or twelve where the agreement was executed as a deed. The golden thread extends that to the life of the building, and changes the audience: the information must be usable by whoever is responsible for the building in thirty years, not by the project team that produced it.
Accurate, accessible, up to date
The three properties the requirement names, and each has a practical consequence. Accurate means as-built rather than as-designed. Accessible means retrievable without project-specific knowledge, which is why a naming convention matters more than a folder structure. Up to date means it is maintained through every subsequent alteration, not frozen at handover.
Why handover packs are not sufficient
A handover pack is a snapshot assembled at practical completion, often under time pressure, and frequently a copy of project folders rather than a curated set. The golden thread is a living record with an owner, which is a different obligation and needs designing from the start rather than assembled at the end.
Format longevity
Information retained for the life of a building will outlive the system holding it. Complete export with structure and metadata intact is therefore a design requirement, not a procurement nicety — a repository you cannot fully export is a future problem you have already bought.

Does the golden thread apply to all buildings?
The statutory duty applies to higher-risk buildings as defined by the legislation. The underlying practice — an accurate, maintained, accessible asset record — is worth applying more widely, and many clients now require it contractually.
Who owns the golden thread after handover?
The accountable person for the building, which is why handover has to transfer both the information and the ability to maintain it. Information handed over in a format the recipient cannot update is not maintained.
